NKIL 6556 is sitting at the most prominent location within the New Kai Tak Development area. The site is about 19,044m2 with total GFA of 177,670m2 consisting of 4 level basement, 7 level podium floor and twin office towers on top of magnificent podium roof. The development is specifically designed to be porous on ground floor, to integrate to the surrounding public realm. Facing the Kai Tak river side, the proposal incorporates a generous public plaza with a direct vertical access to B1 and the underground shopping street (USS) system, connecting to the Kai Tak Station. On Ground floor facing the Kai Tak Station square, the retail colonnade is a two semi-free-standing buildings, maximizing the retail frontage by allowing access from two sides, as well as providing a diversity of urban spaces. On the North-western side of the site, a footbridge is located at level F1, in order to connect pedestrian traffic through the building, via a grand interior atrium with generous vertical connections, to the Kai Tak Station square. The roof gardens have visual connections to the wide Kai Tak area and will be a natural destination in the district. The PTI within the development serves as a catalyst for public pedestrian traffic in the area. The proposed design seamlessly integrates the PTI pedestrian traffic to the very core of the development; the internal atrium space, from which the public can easily orient and find their way throughout the area, both vertically and horizontally. Facing the Kai Tak river side, the public plaza within the site boundary is a fully integrated extension of the planned public realm outside the site. By combining the public initiative project outside the site with a plaza on site, the proposal strives to achieve more generous public amenities in the area. Sustainability is at the heart of client's ultimate vision for this project. With this in mind, this project will seek certification aiming at highest rating for BEAM PLUS Neighborhood, BEAM PLUS New Building, WELL, LEED and CGBL.
